Your operating assumptions

The defaults are illustrations, not industry benchmarks. Replace them with your CRM and lead-source data.

The formula

No hidden benchmark. No magic multiplier.

The calculator estimates expected contacts under two response-coverage scenarios, then applies your appointment, close, and commission assumptions to the difference.

Expected contacts = leads × ((fast coverage × fast contact rate) + (delayed coverage × delayed contact rate))
Additional appointments = additional contacts × contact-to-appointment rate
Modeled commission = additional appointments × appointment-to-close rate × gross commission

Use your own data before making a decision.

Pull one consistent period from your systems. Define “contact,” “appointment,” and “closing” once. Segment by lead source when volumes allow. Then run conservative, base, and upside scenarios instead of treating a single output as truth.

  1. 01Export 60–90 days of leads and response timestamps.
  2. 02Calculate fast-response coverage by source and by hour.
  3. 03Measure live contacts, not texts sent or calls attempted.
  4. 04Use actual appointment and close outcomes from the same cohort.

Common questions

Model responsibly.

What does the speed-to-lead calculator measure?

It models how changing the share of leads contacted inside your chosen fast-response window could affect contacts, appointments, closings, and gross commission. Every rate is an editable assumption, not a guaranteed result.

Does responding faster guarantee more real estate closings?

No. Response time is only one part of conversion. Lead source, market, agent skill, contactability, qualification, pricing, inventory, consent, and follow-up all affect outcomes. Use the calculator for scenario planning and replace the defaults with your own measured rates.

Which numbers should a real estate team enter?

Use a recent 60-to-90-day period. Pull lead count and spend from your lead sources, response coverage and contact outcomes from your CRM, and appointment and close rates from your reporting system. Keep funnel definitions consistent.

What counts as a fast response?

Choose one operating standard and measure it consistently. Many teams use five minutes for reporting, while automated systems may aim to begin an eligible response sooner. Calling windows, consent, carrier conditions, and routing can affect actual timing.
